SYSTEM SECURITY

 

Many unmonitored data feeds to developers; controls lacking

 

Roles-based access under MLS management to only data needed by application; no data replication needed

 

Sure sounds like RPR is implying that MLSs do a poor job at managing their RETS feeds.  Most if not all major RETS servers today support role-based profiles and most if not all MLSs use them. Stating that ‘no data replication is needed’ is naive and misleading.  Some applications will require searching the entire MLS, for example generating statistics or prospecting.  It seems impractical for all vendors to access all listing data dynamically from AMP and be 100% dependent on AMP for their SLAs and uptime?  I doubt established vendors like Wolfnet and RED will support this.  Also RETS 1.x already supports real time access of listing data, so why do we need AMP to switch to this approach?

 

LICENSING TERMS

 

Lengthy contract with each vendor requiring expensive legal review

 

Standardized licensing template with options for MLS customization and specify terms of use

 

It’s somewhat insulting to MLSs to imply that that they do not have standardized vendor contracts and each vendor is negotiated separately.  Most if not all use standard templates, some provided by NAR. If there are more templates available why isn’t NAR providing these independently of AMP?  Is AMP providing technology or are they trying to run the business aspects of an MLS?  What has this to do with the AMP technology? 

 

REVENUE SHARING

 

Seldom offered, difficult to negotiate, monitor, audit

 

MLS sets the price and the revenue split; vendors agree to concept prior to placing product

 

We thought AMP was a technology solution.  Is RPR saying they are going to negotiate rev share agreements with vendors?  What has this to do with the AMP technology? 

 

MLS SYSTEM CONVERSION

 

Major headache; training challenge; pain for everyone

 

No back end system change needed ever again. Agents choose their own interfaces.

 

Moving to AMP IS a conversion.  Retraining Agents to use new interfaces is painful and end user transition to the new platform is a significant piece of the conversion. Front End of Choice does not reduce complexity. Your trainers need to train on multiple front ends and your Help Desk needs to support multiple systems.  How can this possibility reduce cost and complexity? 

 

SUPPORT COSTS

 

Maintain hundreds of RETS feeds for every product, vendor, broker partner, portal

 

Most data access is real-time, through API, so data feeds are greatly reduced

 

This argument makes no sense.  If you have 100s of vendors you need 100s of vendor accounts.  Whether they pull one listing in real time via an API or replicate 100 listings via RETS each vendor has an account that needs to be managed.  A real time API introduces more challenges because if the service goes down vendors go down completely because data is not replicated.  How does this reduce support costs?  In reality support costs are going to go up since you need to support RETS and AMP’s new real-time API. 

 

SITE LICENSES

 

Often the only way to buy products at lowest cost for most users

 

No longer required. Agents pick tools and pay only for what they use. (Site license still available, but not required.)

 

How could this possibly be a benefit of AMP?  Today MLSs site license a limited set of tools and agents are free to buy others they want.  MLSs work with vendors to execute Data License and RETS agreements so that vendors get access to the data they need to serve agents. What does this have to do with AMP technology given this is purely a business process?

 

RULES COMPLIANCE AND DATA INTEGRITY

 

Agents forced to re-enter all data for every listing even when data seldom changes

 

Property-based data records have most data included, so agents add only what is new for that listing. Fewer entries, faster input, fewer mistakes.

 

This statement doesn’t reflect reality.  A vast majority of new listings are auto-populated via Realist, CRS and other tax applications.  Why do I need AMP to do this, since even RPR itself has an API for Auto pop? 

PRODUCT EVALUATION

 

MLS must review and evaluate every product offered to make sure it meets minimum requirements. Inefficient use of staff and volunteer time.

 

Vendors pre-screened and required to agree to standard contract provisions about IP rights, data re-use, derivative products. More efficient and cost effective approach.

 

So AMP is going to pre-screen vendors and execute contracts with them directly.  Again, I thought AMP was a technology platform.  This sure sounds like AMP is planning to take over some portion of what an MLS does now.
